The Final Curtain For Real Estate 2006'!!!!!

As the curtain closes on the year 2006' in Real Estate, both Buyers and Sellers alike have been met with new challenges.  The Country saw shifts in the perception of the market, and the market became familiar with some new termonologies.  Yes, Sellers had more competition than was previously experienced of just a year ago.  However, when the homes were properly prepared for a Sale with something called "STAGING", the Buyers still came knocking!  House For Sale"NEGOTIATIONS" became the norm as opposed to the Bidding Wars of the 2005' market  that forced prices to escalate ever higher.  Sellers learned that their homes would have to compete with a "SURPLUS OF INVENTORY" and possibly remain on the market longer than they did last year. 

Prices "STABILIZED" but interest rates remained low creating a stalemate of sorts for the housing market in many areas.  The Hybrid Mortgages of the past two years helped to create a new breeding ground for "FORCLOSURES".  The ability to Buy the American Dream met with the ability to hold onto it.  Those sexy Mortgages that enticed Buyers with no money down sadly pulled out the carpets on many unsuspecting Homeowners.

The model of the "MCMANSION" or Bigger is Better for Homes changed the landscape of the Country.  With low interest rates and refinancing to expand, many homes took up more of the "GREENSPACE" in several communities.  Builders were faced with the challenge of less land to build on.  With the dual income family, fewer had time to maintain it and ultimately became less concerned with the idea of owning bigger properties.  More homeowners sought luxury in 2006' for their living space investment.

The "INTERNET" roared in 2006' and promises to grow at an exponential rate in 07' for homeowners thinking of selling as well as buyers researching homes and local information.  Gen-Xer's introduced us all to "BLOGGING" and "MY SPACE" bringing us all much closer to one and other.  Sharing thoughts, ideas and the like has taken on an entirely new meaning. 

Overall, the Year 2006 was a year to take us all to a new level of creativity in the Real Estate market.  We are truly at an exciting time in the history of the World and "HOMEOWNERSHIP" continues to be our most basic need going forward into 2007'!

Home is Where The Heart Is for the Holidays

While driving down the road on my way home from the grocery store the other night around dusk, I started thinking about being a Realtor at this wonderous time of year.  In our area, there are homes of all different styles, sizes, conditions, etc..  I was noticing how despite the grandeur, or lack thereof, of the different homes, the homeowners had done their personal best to Deck the Halls.  Some homes had elaborate displays of lights, blow up Santas and Snowmen while others had placed a simple wreath on their front door. 

It got me to thinking how fortunate those of us are,  who can earn a living helping people secure their most basic need of Home Ownership!  I envisioned the masses scurrying around to buy their Holiday treasures and returning home to the open arms of loved ones as in some Christmas special like "How The Grinch Stole Christmas" or "It's a Wonderful Life". 

Even though I tend to be a bit of a sap at this time of year, I felt a sense of warmth and calm amidst the Holiday traffic as it grew to a fever pitch for the nightly rush hour.  Then it dawned on me!  "Home" really is where the Heart is for the Holidays.  That's the one thing most of us can agree with once the dust settles and everyone makes it safely home for the Holidays.

With one week left for Christmas and as the Festival of Lights has begun, for all who are fortunate enough to have a place to call home for the holidays, this blog goes out to everyone.  Whatever your personal faith may be, our warmest wishes to you and yours that you may have a place to call "Home For The Holidays"!

Picturesque Pascack Valley, NJ

The area called the Pascack Valley in Bergen County, New Jersey is comprised of eight towns clustered around the Pascack Brook where the water is fed from the Woodcliff Lake Resevoir.  Traveling to the Oradell Resevoir, the Brook then empties into the Hackensack River. These eight towns are the towns of Emerson, Westwood, River Vale, Hillsdale, Woodcliff Lake, Washington Township, Montvale, Park Ridge.  Old Tappan sits on the border of River Vale and is part of the area called Northern Valley.

In the days when Bob and Lisa were growing up, the Pascack Brook was stocked with Trout every Spring for Fishing Contests.  Lisa remembers fishing with her Father as a young girl on Bogerts Mill Road where the Resevoir borders Harrington Park.  Both Bob and Lisa have fond remembrances of growing up in the Pascack Valley.  Memories such as these are what have prompted them to remain in the area.

Wonder what draws so many to the Pascack Valley area to put down roots?  Some say it could be anything from the excellent transportation infrastructure to the Top Notch School Systems.  While others are intrigued by an area so rich in history that it beckons the ideals of a small town americana.  Although each town has it's own personality and history tracing back to the Revolutionary times, all share the element of small town community.

Other features that make the Pascack Valley area so sought after are the unparalled Shopping Malls, specialty shops and Restaurants.  The close proximity to NYC for those seeking culture offers a short ride in for Broadway shows.  While the area is not without local entertainment resources of it's own.  Housing for Seniors is springing up in several of the towns and the medical facilities are also some of the best in the Metropolitan area.
