Yesterday, something rare and exciting happened in our little corner of the world of Bergen Countyin the town of Paramus New Jersey. A black bear was spotted running around the neighborhood around the Paramus Catholic High School and beyond.

As reported in the Bergen Record  April 25th, it was indeed an exciting event ending in tranquilizing the bear for it's own safety.  Turns out, according to the newspaper, that the black bear was approximately 400lbs and guesstimated to be about 3-4 years old. Not too small a bear, in my humble opinion.

I have been in the mountains up in Harriman State Park,  just over the border of NJ,  in New York state and had one of these bad boys come rumbling down the mountains in a full gallop and scare the heck out of me.  Fortunately he kept going and didn't stop to check me out as I was swimming in a nearby lake at the time. Thank goodness for that. Whew!

On a Real Estate note, the Bergen Record newspaper posted this cartoon below, in the editorials and I thought I'd share it with the rest of the world.  Somehow the Real Estate market is always on the minds of people, as you can see.  Pretty fitting cartoon for our times.

The Secret to Selling a Home

The Secret to Selling a Home is hidden in the eyes of the Buyers.  The real estate industry has been transformed over the past year in many areas of the country from being a robust Seller's market to the flip side of the coin or that of a Buyer's market.  So goes the story of Supply and Demand. The supply controls the demand - definitely not visa versa.    Although there is an abundance of homes for sale and Buyers have their choice of many,  a new philosophy has emerged called the "I'm in no hurry" approach. New Milford, NJ Home for Sale

The first two weeks of listing a home for sale are critical in getting the home exposed to as many Buyers as possible because these Buyers are the most motivated Buyers in the market. They have been sitting on the side lines just waiting for your house to come onto the market.  If the positioning has created a sense of urgency, these Buyers will be anxious to take your house off the market with a good price offering.

With this in mind the Seller must become proactive in positioning their home to stand out in more ways than one.  Creating a perception of Value to the Buyer is key.  As the market was gradually changing the trend was for the Sellers to freshen and "Stage" their home.  This exercise is not to be overlooked by any means.  A Buyer who is out shopping for Homes still buys on emotion.  If the Seller Stages their home using the traditional methods such as cleaning and painting, the Buyers may be lured into sensing a perceived value in the home.  But this is still not enough in these times of inventory overload.

Think of how the retail giants position their products in the supermarkets.  They pay big bucks for those end of the aisle spots for displaying their goods.  Or how about the jeweler who shines up their wares and displays them beautifully on velvet tables in the front window with just the right lighting to make them shine.   There is much to be said for the gift that is presented packaged in a box wrapped with extraordinary wrapping paper and topped with a big red bow.  It's almost even more important than the contents of the box!  It creates excitement in the heart of the recipient. 

HoweMeasuring Moneyver,  real estate is not a product like groceries or jewelry.   Real estateis more like a Stock purchase in many ways and the Buyer establishes the value with no amount of advertising relating to the success of the sale.  Buyers will hold up an imaginery measuring stick when comparing the value of one home to another.  Just as a twenty dollar bill has an assumed value of two ten dollar bills.  So will your home have an assumed value in the eyes of the Buyers when comparing to other homes on the market in the same price range.   Although the marketing plays a huge role in bringing the Buyers, the positioning of the home is The Secret to Selling a Home.
